shinnslist · free beta
Free while in beta. Only the lien packs are sold.
shinnslist looks for off-market homes in the Colorado corridor from Estes Park to Longmont, using public county records. It is a beta. 9 of its 10 buyer personas are open, the rest are closed until their data is real, and the only checkout is for the lien sale packs at /liens/. Leave your email and the persona you work in, and we will tell you when it goes live.
What is real today · as of October 19, 2026
9 personas open, 1 not yet.
An open persona is one query over recorded county facts whose top results were checked by hand against the county’s own records. It is not a prediction that anyone will sell.
Wholesaler open in beta
Owners whose tax bill goes to another address, who have held the place 10 years or more and paid less than half of what the county says it is worth now. Ranked by what led to profitable deals in Boulder County’s own sales records: a recent estate record on the title first, then heirs holding it, then 30 years or more held, with trouble on the county’s record (unpaid taxes, a foreclosure filing, a vacant or neglected home, an eviction, liens, heirs each owning a share) each adding once. Boulder County.
Records: Boulder County Assessor: where the tax bill is mailed, recorded sales and 2026 values.
Checked: Top 12 checked by hand against Boulder County’s own records on Oct 16, 2026: sale, value and mailing all match, 12 of 12.

Second homes in the mountain towns, Estes Park to Nederland and the Summit, Eagle and Grand County towns: the owner’s tax bill goes to another address. Homes on a named river, near a waterfall or next to national forest first (each a proven signal), then streams and canyons, then the longest-held.
Records: Larimer, Boulder, Summit, Eagle and Grand County assessors: where the tax bill is mailed (in Summit, Eagle and Grand, mail outside the home’s own town ZIP or out of state), and Boulder County’s recorded sales. Rivers and waterfalls: USGS National Hydrography Dataset. National forest: USDA Forest Service boundaries.
Checked: Top 10 checked by hand on Oct 16, 2026: the owner’s mail goes elsewhere per Larimer County, 10 of 10; no sale in the county’s seven-year record, 8 of 8; the Big Thompson River within 150 m, 6 of the 6 the USGS answered for. Ten Boulder County rows: mailing and value match, 10 of 10.
Realtor open in beta
Homes held 10 years or more with a real life event or distress sign on the county’s record: the taxes are unpaid and the home is on Larimer County’s 2026 tax lien sale list (the treasurer publishes it before the November 19 sale; a Larimer home counts as long held when the county’s seven-year sales record shows no sale of its own), the owner of record is an estate (the owner has died and the estate holds the title, so the heirs or the estate’s representative decide what happens next), an estate record on the title in the last 3 years with no sale since (a death certificate or affidavit, or a personal representative’s deed passing the home to the heirs: of Boulder County homes with one a year ago, 13.5% sold within 12 months, against 4.0% of all homes), the county has confirmed a code violation there or is acting on one (zoning, building, weeds), or a building permit for a new house, an addition or a remodel has gone cold (open 18 months to 6 years, or expired). Newest county record first. Boulder County and the Estes Park end of Larimer County; in every county, the owner of record reads as an estate or its heirs in the county’s own owner name (ESTATE OF, DECEASED, HEIRS, PERSONAL REPRESENTATIVE), on a home held 10 years or more where the county says how long.
Records: Boulder County Assessor: the owner of record and every recorded document on the account, with its document type (its nightly public files; the codes read off the Clerk and Recorder’s index). Boulder County Land Use: its code-enforcement cases and building permits (public map layer; unincorporated land only). Larimer County Assessor: the owner of record and its last seven years of sales. Larimer County Treasurer: its 2026 tax lien sale list of delinquent real property (published before the sale, refreshed nightly).
Checked: Checked by hand on Oct 16, 2026 against the counties’ live records: the 22 estates (an estate is the owner of record, the purchase, the latest recorded document, 22 of 22 each), the 10 code cases (the case outline holds the home, its type, status and date, and the purchase, 10 of 10 each), 12 of the 68 stalled permits (the permit holds the home with its kind and month, and the purchase, 12 of 12 each), and 12 of the 383 estate records (on the county’s live sales layer the document is on the account that day without a price and nothing priced follows it, 12 of 12; 4 of them on the Clerk and Recorder’s index: 3 named as the card says, 1 death record indexed as a supplemental affidavit). The top 12 of the 67 homes on Larimer County’s tax lien sale list, Oct 16, 2026: on the list for the amount the card says, the county’s address, and no sale of its own in the county’s seven-year record, 12 of 12 each. The owner of record as an estate or its heirs in every county, Oct 18, 2026: 12 drawn in Jefferson, Weld, Broomfield and Adams read so on the state’s live parcel record (each county’s owner of record as sent to the state, March and April 2026), 12 of 12.
Flipper open in beta
Single-family homes the county has not re-rated since they were built (1990 or before), with no remodel on its record, held 10 years or more, in neighborhoods where updated homes of a similar size sold for at least 30% more per square foot than this home’s county value, in sales the county qualified as arm’s-length. Widest gap first. Boulder County (its sales of the last two years, and its permits) and Adams County (the qualified sales of July 2022 to June 2024 the county set its values with, at its price for June 30, 2024).
Records: Boulder County Assessor: each building’s year built and effective year, permits, county values and the qualified sales of the last two years (its nightly public files). Adams County Assessor: year built, remodels and values (its data dumps) and its qualified residential sales list for the 2025 values.
Checked: Top 12 checked by hand on Oct 16, 2026 against Boulder County’s live records: year built, size, county value and purchase, 12 of 12; all 65 sales next door found with the same date and price, and the median recomputed from them, 12 of 12. Adams County, Oct 18, 2026, 12 drawn: land and total value on the county’s live value layer 12 of 12, the purchase on its live sales layer 12 of 12, year built and size on its live improvements layer 12 of 12, and the first five sales next door of each, 60 of 60, found as deeds on those dates. 3,266 Adams homes on Oct 18, 2026.

Single-family lots where the county values the land at 70% or more of the whole, so the house adds little: teardown, rebuild and infill ground, with each lot’s size (and its zoning in Boulder County and Broomfield). Held 10 years or more. Most valuable land first. Boulder, Larimer, Weld, Adams, Jefferson, Broomfield and Eagle counties.
Records: The county assessor’s land and total values, the house and its deeds (each county’s own files: Boulder’s nightly files, Larimer’s public data center, Weld’s and Adams’s data downloads, Jefferson’s and Broomfield’s parcel layers, Eagle’s public extract). Zoning: Boulder County’s zoning districts map, read inside each lot’s outline; Broomfield’s own record.
Checked: Top 12 checked by hand on Oct 16, 2026 against Boulder County’s live records: land and house values, year built and size, lot acreage, the purchase, and the zone at the lot’s center, 12 of 12 each. Other counties, Oct 18, 2026: 12 drawn per county (all of them where fewer) against the county’s live record, land value, total value, year built and size: Weld 9 of 9, Adams 10 of 12 (2 a dollar apart), Jefferson 11 of 12 (one lot’s larger house is its second structure), Broomfield 1 of 1. Larimer’s and Eagle’s live records sit behind a disclaimer or a sign-in page, so they were not checked live.

A first cut at rent against price for a cash buy: homes the county values at $150,000 or more where a year of the census tract’s median rent comes to 8% to 15% of the county’s value. The rent is the area’s median for rented homes (for homes with the same number of bedrooms where Boulder County’s building file gives the count and the survey publishes one), from the Census Bureau’s American Community Survey 2020–2024: never this house’s rent, and each card says so. Above 15% the county value is seldom a market price (a deed-restricted home, a partial interest) or the area’s rent does not describe the home, so those are left out. Highest share first. Every county in the hunt with county values.
Records: U.S. Census Bureau: American Community Survey 2020–2024 5-year median gross rent by census tract (tables B25064 and B25031) and the 2020 tract outlines (TIGERweb); the county assessor’s value; Boulder County Assessor bedroom counts.
Checked: Top 12 checked by hand on Oct 16, 2026: the Census Bureau’s own geocoder puts each home’s point in the census tract on its card, and the rent on the card is that tract’s in the survey’s published table, 12 of 12. 13,367 homes on Oct 16, 2026.

The Flipper door’s dated homes (not re-rated by the county since they were built, no remodel on its record, held 10 years or more, with updated homes of their size nearby selling for 30%+ more per square foot in sales the county qualified), ranked by how much of the county’s value a year of the census tract’s median rent comes to, for homes with the same number of bedrooms where the survey publishes it: fix, then rent at about the area’s median. The rent is the area’s median from the Census Bureau’s American Community Survey 2020–2024: never this house’s rent, and each card says so. Boulder and Adams counties, where the dated-home facts are.
Records: Boulder County Assessor: year built and effective year, permits, county values and the last two years’ qualified sales (its nightly public files). Adams County Assessor: year built, remodels, values and its qualified sales list for the 2025 values. U.S. Census Bureau: American Community Survey 2020–2024 median gross rent by census tract and bedrooms, and the 2020 tract outlines.
Checked: Top 12 checked by hand on Oct 16, 2026: the Census Bureau’s own geocoder puts each home’s point in the census tract on its card, and the rent on the card is that tract’s in the survey’s published table, 12 of 12 (the dated-home facts as checked for the Flipper door). 1,025 homes on Oct 16, 2026.
Land open in beta
Vacant residential land in Boulder, Larimer, Weld, Broomfield, Summit and Eagle counties: the county’s record shows the land with no house on it (Boulder County also lists its no-value residential land, vacant lots and patented mining claims; Larimer County its town land with no building; Summit and Eagle counties by the state’s vacant land classes: residential lots, planned-unit lots and acreage). Biggest first, with the county’s acreage and value. Government, minerals-only, commercial and industrial land, and land the county marks non-buildable, stay out. Lots last bought in one sale of 3 or more lots, a builder’s or developer’s inventory, are hidden behind their own count: tick it to see them. Utilities and zoning come next.
Records: Each county assessor’s record as the hunt stores it: the land class (Summit and Eagle: the assessment code each county sends the state’s parcel composite), the acreage (Larimer does not send it) and the county’s value.
Checked: Top 12 checked by hand on Oct 16, 2026: the 8 Weld lots against the state’s public parcel composite (acreage, value and “Vacant Land”), 8 of 8; the 4 Boulder lots against Boulder County’s live assessor record (no building, the same land value and acreage), 4 of 4.
Family compound open in beta
Every lot in the nine counties with room for a second household without building new: two homes on one lot, a duplex, triplex or fourplex, a second building of 400 sq ft or more on the aerial (a garage, barn or shop to turn into a unit, recorded or not), a walk-out basement with its own door, or a big house to split. Camps and compounds too: a camp or retreat, a campground with cabins, a lodge or bed and breakfast, or lodging with three or more buildings on five acres or more, from the county’s own class. Each card says how the second unit gets its own door.
Records: Aerial building outlines on every lot (Overture Maps: machine-traced from imagery, with OpenStreetMap; ODbL), placed in the state’s lot outlines (Colorado Public Parcels, OIT GIS); each county’s unit classes; Boulder County’s buildings file (garages, barns, walk-out basements, finished square feet).
Checked: Checked Oct 17, 2026 against Boulder County’s buildings file: 86% of the aerial’s second buildings on home lots (9,010 of 10,458) are on the county’s record as a garage or another building; the other 14% are buildings the record doesn’t list. The aerial finds 67% of the county’s detached garages of 400+ sq ft; the rest come from the record itself.

Still needs the recorded loan on each property: the market’s rate the month each home last sold is on file in both states, not the loan’s own rate, and whether a loan is assumable is not in the public record.

Questions
About the beta
Is shinnslist free?
The hunt is free while in beta and needs no account. The only thing sold is county tax lien sale packs ($29 a county, $79 for the Colorado season pass) at /liens/.
Why is it free?
Because it does not yet work the way it will when it is sold. 9 of 10 personas are open (Wholesaler and STR investor and Realtor and Flipper and Developer and Cash investor and Fix and rent and Land and Family compound), and they show county records checked by hand, not predictions. 263 of the 314 signals in the catalog have passed an acceptance test against their public source. Nothing will be charged until a persona works as described.
What can I use today?
The hunt's open trades. Wholesaler: Owners whose tax bill goes to another address, who have held the place 10 years or more and paid less than half of what the county says it is worth now. STR investor: Second homes in the mountain towns, Estes Park to Nederland and the Summit, Eagle and Grand County towns: the owner’s tax bill goes to another address. Homes on a named river, near a waterfall or next to national forest first (each a proven signal), then streams and canyons, then the longest-held. Realtor: Homes held 10 years or more with a real life event or distress sign on the county’s record: the taxes are unpaid and the home is on Larimer County’s 2026 tax lien sale list (the treasurer publishes it before the November 19 sale; a Larimer home counts as long held when the county’s seven-year sales record shows no sale of its own), the owner of record is an estate (the owner has died and the estate holds the title, so the heirs or the estate’s representative decide what happens next), an estate record on the title in the last 3 years with no sale since (a death certificate or affidavit, or a personal representative’s deed passing the home to the heirs: of Boulder County homes with one a year ago, 13.5% sold within 12 months, against 4.0% of all homes), the county has confirmed a code violation there or is acting on one (zoning, building, weeds), or a building permit for a new house, an addition or a remodel has gone cold (open 18 months to 6 years, or expired). Flipper: Single-family homes the county has not re-rated since they were built (1990 or before), with no remodel on its record, held 10 years or more, in neighborhoods where updated homes of a similar size sold for at least 30% more per square foot than this home’s county value, in sales the county qualified as arm’s-length. Widest gap first. Boulder County (its sales of the last two years, and its permits) and Adams County (the qualified sales of July 2022 to June 2024 the county set its values with, at its price for June 30, 2024). Developer: Single-family lots where the county values the land at 70% or more of the whole, so the house adds little: teardown, rebuild and infill ground, with each lot’s size (and its zoning in Boulder County and Broomfield). Held 10 years or more. Most valuable land first. Boulder, Larimer, Weld, Adams, Jefferson, Broomfield and Eagle counties. Cash investor: A first cut at rent against price for a cash buy: homes the county values at $150,000 or more where a year of the census tract’s median rent comes to 8% to 15% of the county’s value. Fix and rent: The Flipper door’s dated homes (not re-rated by the county since they were built, no remodel on its record, held 10 years or more, with updated homes of their size nearby selling for 30%+ more per square foot in sales the county qualified), ranked by how much of the county’s value a year of the census tract’s median rent comes to, for homes with the same number of bedrooms where the survey publishes it: fix, then rent at about the area’s median. The rent is the area’s median from the Census Bureau’s American Community Survey 2020–2024: never this house’s rent, and each card says so. Boulder and Adams counties, where the dated-home facts are. Land: Vacant residential land in Boulder, Larimer, Weld, Broomfield, Summit and Eagle counties: the county’s record shows the land with no house on it (Boulder County also lists its no-value residential land, vacant lots and patented mining claims; Larimer County its town land with no building; Summit and Eagle counties by the state’s vacant land classes: residential lots, planned-unit lots and acreage). Family compound: Every lot in the nine counties with room for a second household without building new: two homes on one lot, a duplex, triplex or fourplex, a second building of 400 sq ft or more on the aerial (a garage, barn or shop to turn into a unit, recorded or not), a walk-out basement with its own door, or a big house to split. Camps and compounds too: a camp or retreat, a campground with cabins, a lodge or bed and breakfast, or lodging with three or more buildings on five acres or more, from the county’s own class. Each card says how the second unit gets its own door.
